Homeowners work hard to achieve their dream of homeownership, so NPHS provides solutions to families and individuals who find themselves in a financial set-back and in jeopardy of losing their home.  NPHS’ Home Retention Specialists are trained and certified to find alternatives to foreclosure, and have access to various programs and services including one-on-one foreclosures prevention counseling. Over 3,500 homeowners have received and benefitted from NPHS’ homeownership preservation programs.

NPHS and its team of Homeownership Specialists offer free foreclosure prevention counseling to individuals who may be facing a possible foreclosure situation. By acting as a liaison between you and your mortgage company, NPHS’ highly trained counselors work diligently to help make mortgage payments more affordable if possible. Once the documents have been submitted, an NPHS Homeownership Specialist will contact you within 24 hours. If you would like to be assisted by one of NPHS’ Homeownership Specialists, please click on the link below, fill out NPHS’ Foreclosure Prevention Intake Packet and return to NPHS. NPHS will only schedule an appointment once the Foreclosure Prevention Intake Packet is fully completed and all required documents are submitted.

Foreclosure Prevention Intake Form

Keep Your Home California programs are federally funded foreclosure prevention programs that are designed to assist homeowners who are experiencing a financial hardship that is interfering with their ability to pay their first mortgage.  If you are a homeowner experiencing hardship, there may be a program available to help you.

Keep Your Home California Programs includes:

  • Unemployment Assistance is intended to assist homeowners who have experienced involuntary job loss.  If you are eligible, you may receive benefits up to $3000 per household per month towards your mortgage payment for up to 6 months.
  • Mortgage Reinstatement Assistance is intended to assist homeowners who have defaulted on their mortgage payment.  If you are eligible, you may receive benefits up to $15,000 per household towards your mortgage payment.
  • Principal Reduction Program is intended to assist homeowners attain an affordable monthly payment.  If you are eligible, you may receive benefit assistance up to $50,000 per household, less monies previously received from other KYHC programs.
  • Transition Assistance Program is intended to provide transition assistance benefits to homeowners who can no longer afford their home and want to avoid foreclosure.  This program helps homeowners make a smooth transition to alternative housing.  If you are eligible, you may receive benefits up to $5,000 per household.

Preliminary Criteria:

  1. Do you own and occupy this property?
  2. Is the property located in California?
  3. Is your current loan balance under $729, 750
  4. Do you own any other/additional properties?

If you answered YES to the 1st three questions and NO to the last question, you may be eligible for assistance through the Keep Your Home California program.

Servicer Participation By Program

NPHS has teamed up with Freddie Mac to open the NPHS Freddie Mac Borrower Help Center. We provide assistance to struggling homeowners with Freddie Mac-owned mortgages to help keep them in their homes, whenever possible.

Now, as a result of the improving economy and more interest in pursuing homeownership, our Freddie Mac Borrower Help Center has expanded to offer pre-purchase homebuyer education as well as financial literacy using tools such as the Freddie Mac CreditSmart® curriculum to help potential homeowners achieve successful and sustainable homeownership.

If you are behind on your monthly bills, including your mortgage, our Freddie Mac Borrower Help Center offers free, confidential financial counseling assistance through HUD-approved counselors, either in person or on the telephone.

During your free financial counseling sessions, your counselor will:

  • Review your current income, living expenses, savings, and debts;
  • Help you understand your options and possible solutions to your financial challenges; and
  • Assess your options for avoiding foreclosure, which could include a loan modification available under the federal Making Home Affordable program or another borrower assistance program.

Preparing for Homeownership

If you are pursuing homeownership, our Freddie Mac Borrower Help Center offers free prepurchase homebuyer education as well as financial literacy tools, such as the Freddie Mac CreditSmart® curriculum, to assist you in your path toward successful and sustainable homeownership.

This free homebuyer education experience includes:

  • Utilizing the Freddie Mac CreditSmart® educational curriculum to build important financial skills such as money management, credit, and responsible homeownership.
  • Learning the steps to sustainable homeownership through workshops and one-on-one counseling.
  • Comparing the affordable features of various mortgage products – including lower mortgage payments.
  • Getting Information on down payment and closing cost assistance programs in their area.

Being prepared will help your counselor better understand your financial position so he or she can assess possible options for you.  When you meet with your counselor, please bring the following documents with you:

  • Most recent pay stubs and most recent tax return.
  • Most recent bank statements.
  • Credit card bills.
  • Your monthly mortgage statement.
  • Any utility bills and car payments.
  • You should also fill out a Uniform Borrower Assistance Form, available in English or Spanish.  This form will help you organize your financial information.  Your counselor can also help you fill out this form.
