The NPHS CLT broke ground on a factory-built housing demonstration project in the City of San Bernardino consisting of a single-family home with an Accessory Dwelling Unit (ADU). The home will be sold on a 99-year ground lease to preserve its affordability permanently. This demonstration project will test many assumptions, including construction velocity, zoning, appraisal and valuation, costs of onsite improvements to accommodate an ADU, renewable energy usage, and the availability and flexibility of first-mortgage financing for a homebuyer purchasing a factory-built residential home on a 99-year ground lease.
This project will also integrate a solar panel unit with an energy storage system to evaluate energy cost savings and efficiency and test assumptions relating to the flexibility of the grid.
This demonstration project is part of a broader effort to harnesses the many benefits of factory-built technology and renewable energy to holistically scale the production of affordable single-family homes, ADUs, and other small housing. Advances in offsite construction housing technology have made factory-built homes a more appealing homeownership option on many levels. This innovation will be the next disruptor in the housing industry by offering customizable, energy-efficient, quality homes built faster, less expensive, and constructed using environmentally friendly building techniques.
