Connecting Capital to Community Impact
The Community Investment Trust is NPHS’ investment vehicle through which we aggregate and deploy CRA-eligible capital into community impact. The trust is composed of three targeted funds with clearly defined purposes: the Affordable Housing Fund, the Community Lending Fund, and the Social Innovation Fund. Every investment made by banks, foundations, and impact investors helps advance housing stability, financial mobility, and community resilience across Southern California.

The Affordable Housing Fund channels capital to catalyze affordable housing projects in all forms, such as affordable single-family and multifamily developments, innovative infill development, and small-lot housing. Investments in this fund help expand the pipeline of affordable housing across Southern California.

The Community Lending Fund supports flexible financing products designed to democratize capital for underserved low-to-moderate income households. Our lending programs help families achieve homeownership, preserve their existing homes, and strengthen their financial stability.

– Home improvement & home repair financing
– Accessory dwelling unit (ADU) financing
– Climate & wildfire resilience financing
The Social Innovation Fund provides flexible capital to incubate and scale initiatives that expand social impact. Investments support experimentation and innovation in areas like climate resilience, housing costs, community revitalization, and economic drivers to create safe, affordable communities. Through new technologies and partnerships, we strive to break barriers in the current housing model.
