NPHS is a local nonprofit community development organization part of the Neighborworks® Network which is dedicated to building stronger communities by providing down payment assistance, homebuyer education, homeownership retention counseling (foreclosure intervention counseling), financial literacy workshops and neighborhood revitalization services for families in the Inland Empire. Eighty two percent of our customers are low and moderate-income.
Mission
To build stronger communities in the Inland Empire by providing innovative homeownership opportunities, helping families succeed in homeownership and partnering to improve the quality of life in neighborhoods.
Goals
Annual goals have focused on achieving the mission primarily through the delivery of affordable loan products related to homeownership, acquisition and rehabilitation, neighborhood revitalization events, an extensive pre and post purchase education program (including default and home maintenance counseling), and resident leadership activities. In 2009, NPHS aims to help stabilize the housing market by counseling over 500 families in homeownership retention and preventing at least 250 foreclosures.
History of NPHS’ Accomplishments to date
NPHS has assisted more than 2,200 homeowners improve their homes to a safe, livable condition (eliminating many health and safety issues); assisted more than 4,500 families achieve their dream of homeownership; educated more than 12,000 families in pre and post-homeownership education issues (financial literacy, homebuyer education, post purchase counseling, default/foreclosure prevention, home maintenance, and, insurance education); conducted more than 100 neighborhood events; and purchased, rehabilitated and sold to first time buyers 120 distressed, vacant, single family properties. In addition, NPHS has assisted more than 750 low income senior homeowners with minor home repair grants.
NPHS has been successful in administering internal and external down payment assistance programs having received capital funding and investments from both financial institutions and foundations, and from Federal, State, and City government entities. In 2007, NPHS was recognized as a top producing NeighborWorks organization having ranked 5th in production amongst 240 NeighborWorks organizations across the United States and 2nd in the Pacific District. Also in 2007, NPHS received the organization status of “Exemplary” from NeighborWorks America, which is the highest ranking possible as established by program reviews via their internal audit department. In 2008, due to the high foreclosure rates in the Inland Empire, NPHS increased its staff capacity to provide foreclosure prevention counseling. During FY12 NPHS was successful in providing foreclosure prevention counseling to over 800 families and prevented 300 foreclosures.
