About a year ago I paid broker to assist my parents in a loan modification for their home. He assured me a loan mod in about three to six months. Well long story short, it actually took eight months for the bank to issue one out and that’s only because I was at his office on a weekly basis for a status. My parents were satisfied with the mod, so they sent it back with their approval and all the required signatures. About three to four months into paying the modified mortgage, my parents started getting collection letters and notices to foreclose if the balance for the past ten months wasn’t paid. So, I started calling customer service at the mortgage company and explained the situation to the reps. The reps told me that unfortunately the modification was rejected and that my parents had to pay some of the balance off in order for them to proceed. So I got back to the broker who assisted in with mod and he tells me to ignore all that mail. After an ugly notice of foreclosure late February, I started to seek other resources through the HUD website which led me to NPHS’ office in Ontario and then assigned me to Lisa Vargas. After explaining my situation to Lisa, in which she was very helpful and kind, Lisa was able to help me immediately. With only a couple of weeks, the mortgage company cleared up issues of their own, in which Lisa had brought up to their attention. It seemed that the mortgage company’s loan departments were not on the same page with my parent’s modification and were unable to acknowledge it. I thank you Lisa for your persistence and support you provided my family with.
I would like to thank you and your staff for helping me to acheive my modification and keep my home. There were so many schemes out there that were trying to direct me to pay them money to do my modification. If it wasn’t for NPHS, I would be out of a home and out of lots of dollars. NPHS help me to understand what programs I can qualifty for and helped me to understand how the Modification plans work. NPHS also taught me the language of the lender to help me bridge my communication with them. I am so glad that this program exists, as more homeowners are left with guidance as to what help is available. I have even found that lender’s staff did not know the procedures to help property owners get the help they needed. Sometimes they actually made the problem worse by giving the homeowner/applicant false information.Thanks agian for working at such a fine organization. “To Lisa Vargas at NPHS,
I want to thank you so much for helping me keep my home. My name is Juana. On 2/6/10 I was introduced to NPHS after writing to my congressman on 2/1/10. Before that, I paid another company to do a loan modification on my house. I was afraid of what could happen with this company because of friends telling me their stories and how they lost their homes after trusting a lawyer to help them. I didn’t want that to happen to me so I waited and nothing was happening with this company that I went with. For four months they kept saying everything was fine but it wasn’t. In December of 2009, I received a letter from my mortgage company stating that I was in default. I didn’t know what ‘default’ was so I called the company that was helping me and they said, ‘oh it’s fine, they are just trying to scare you.’ I didn’t listen this time and I went ahead and called my mortgage company to see what I could do. They said they never received anything from the company I was working with. I then submitted all the documentation on my own directly to the mortgage company since the company I was working with failed to do so. I wrote a letter to my congressman and took it to his office on 2/1/10 and on 2/3/10 he wrote back informing me about a seminar on 2/6/10 at Crossroads Church so I went to it. At this point, I would do anything to keep my home. I have had it for nine years and by no means wanted to lose it. I thank God for NPHS. They were like a defense acting on my behalf. When Lisa and I called my mortgage company they made an offer of $1,297.19 a month so I agreed, but a week later they sent paperwork stating it was cut in half so that saved my home! A simple phone call from someone that knows the mortgage business helped me save my home within three weeks, unlike the other company who I was working with who did nothing for four months.

“Dear Ryan,
It’s been six months since we had our in office counseling and it has been a long arduous road since our meeting and phone conversations. However, I am immensely appreciative for your assistance. This month of April we have officially made our 1st regular reinstated modified mortgage payment. As you demonstrated during your conversation with my lender’s mitigation department, I continued to work through the financial information with them. My application for forbearance was finally approved on the 3rd submission. We made our third modified forbearance payment in February. I must admit I was still very untrusting that they would honor the forbearance to modification agreement. Happily, they Fedex’d the mofication agreement in mid-March! We are now in a 30-year fixed at our original rate (5.625%), they kept the original maturation date, so we aren’t starting 30 years over, with is a small relief too. Before I spoke to you, I interviewed two attorneys and two “modification” specialists, all of which required at least $2,000 to start working with them. You have made an enormously wonderful impact on my and my family. We are eternally grateful!
